Winter Pest Control Checklist for Gold Coast Homeowners

Most Gold Coast homeowners assume winter means a break from pest problems. It doesn’t.

Unlike southern states where cold temperatures genuinely slow pest activity, the Gold Coast’s subtropical climate stays mild enough — with average winter lows of 10–14°C, for most pests to remain biologically active all season. What changes isn’t whether pests are active, it’s where they go. And the answer is simple: they come inside.

Rodents push into roof voids for warmth. Cockroaches migrate from gardens into kitchens and wall cavities. Spiders move into garages, sheds, and spare rooms. Termites, the most destructive pest of all, never stop feeding, year-round, regardless of season.

The good news? Winter is actually the best time to act. Pest populations are at their seasonal low, treatments last longer in dry conditions, and getting ahead of the problem now prevents a much bigger one come spring.

Here is your complete Gold Coast winter pest control checklist.

1. Seal Entry Points Around the Home

Pests don’t appear from nowhere — they get in through gaps, cracks, and poorly sealed openings. Before winter is in full swing, do a thorough walk around the exterior of your home and address the following:

  • Gaps under doors and around windows: A gap as small as 6mm is enough for a mouse to enter. Check door sweeps and weather strips, especially on garage and back doors.
  • Weep holes in brick walls: These ventilation gaps are a highway for cockroaches and spiders. Fit mesh weep hole covers to block insects while maintaining airflow.
  • Pipe penetrations: Seal any gap where plumbing, electrical, or gas conduits pass through external walls with silicone or expanding foam.
  • Eaves and roofline: Check for gaps in fascia boards, under roofing iron, or around eaves where rats can enter the roof void.
  • Subfloor vents: Ensure vent screens are intact and rust-free. Damaged vents are a common entry point for both rodents and termites.

Quick test: On a dry evening, shine a torch along the base of exterior walls, around the roofline, and at pipe entries. Light coming through means pests can get through.

2. Check Your Roof Void for Rodents

The roof void is the number one winter destination for rats and mice on the Gold Coast. Once inside, they gnaw through electrical cables (a serious fire risk), contaminate insulation, and breed rapidly. A small winter colony becomes a serious spring infestation if left alone.

Warning signs to check for:

  • Scratching or scurrying sounds at night, especially between 10pm and 2am
  • A musky ammonia smell from the ceiling
  • Dark rice-grain-sized droppings in kitchen cupboards or near light fittings
  • Gnaw marks on food packaging, timber, or cabling

If you find evidence of rodent activity, avoid DIY baits from hardware stores. Most consumer products contain anticoagulant ingredients that can cause secondary poisoning in pets that eat a poisoned rodent. 3. Book Your Annual Termite Inspection

This is the most important item on this list — and the most commonly overlooked in winter.

Termites do not slow down in winter on the Gold Coast. They live underground and inside the timber structures of your home, where temperatures remain stable year-round. What changes in winter is visibility: swarmers disappear, so homeowners assume there’s no activity. There is. The colony keeps feeding — silently — while nothing alerts you to the problem.

The Gold Coast is one of Australia’s highest-risk regions for termites, with Coptotermes acinaciformis and Schedorhinotermes species both common across Gold Coast and Brisbane suburbs. Australian Standard AS3660.2 recommends a professional inspection at least once every 12 months.

Winter is actually an ideal time to book because your home is drier internally, which makes thermal imaging more accurate, and technician availability is better than in peak spring and summer months.

4. Treat the Kitchen and Bathrooms for Cockroaches

Cockroaches are the most predictable winter invader on the Gold Coast. They are cold-sensitive enough to seek warmth indoors but hardy enough to remain fully active inside your home once they’re in.

The two species most commonly encountered in Gold Coast kitchens during winter are the large Australian cockroach, which migrates indoors from outdoor areas, and the smaller German cockroach, which lives and breeds entirely inside kitchens and bathrooms and is highly resistant to supermarket sprays.

What to do now:

  • Store all food — including pet food — in airtight containers
  • Fix any dripping taps or under-sink leaks; cockroaches need moisture to survive
  • Seal the gap at the base of kitchen kickboards with silicone; this is a primary nesting point
  • Clean behind the fridge, oven, and dishwasher; the warmth of these appliances makes them a preferred winter harbouring spot
  • Remove stacked cardboard boxes from pantries; cockroaches feed on cardboard glue and nest inside it

If you see cockroaches during the day, that is a sign of overcrowding — meaning the infestation is already large. DIY sprays are unlikely to resolve it. Professional treatment uses non-repellent gels, wall cavity dusting, and insect growth regulators that eliminate the problem at its source.

5. Clear Spider Harbourage Areas

Winter sees a significant increase in spiders indoors on the Gold Coast as they follow their prey — cockroaches and flies — inside. The species most commonly encountered are huntsman spiders moving in from outdoor bark and timber, redback spiders establishing in garages, under decking, and around pool equipment, and black house spiders in window and door frames.

Redbacks are the most important species to address. They are venomous, medically significant — especially for children and pets — and they do not become dormant in winter.

Winter spider checklist:

  • Shake out shoes, gardening gloves, and outdoor cushions before use; redbacks routinely shelter inside footwear
  • Remove woodpiles, stored materials, and clutter from around the exterior walls and subfloor
  • Check and clear under outdoor furniture, BBQ covers, and play equipment
  • Clear webs regularly from eaves, window frames, and light fittings; removal discourages re-establishment
  • Repair torn fly screens and fit door sweeps to reduce entry

A professional perimeter spray in winter is particularly effective because spiders are actively searching for new shelter and will come into contact with treated surfaces as they explore.

6. Protect Your Garden from Termites

Most Gold Coast termite infestations begin in the garden before reaching the home. Winter is the right time to address the conditions that make your property attractive.

  • Remove or treat tree stumps: A stump left in the ground will be colonised by termites within 1–3 years. Have them ground out before they become a colony base near your home.
  • Keep mulch away from the house: Organic mulch within 300mm of exterior walls retains moisture and provides food for termites. Maintain a clear, dry gap.
  • Move firewood away from walls: Stacking firewood against the house is a direct termite invitation. Store it off the ground and at least one metre from any structure.
  • Fix leaking irrigation and outdoor taps: Moisture near the foundation is the number one termite attractant. Repair any drips that cause water to pool near the house perimeter.

Also check that existing termite bait stations or chemical barrier systems haven’t been disturbed by recent garden work, as gaps in a barrier leave your home exposed.

7. Book a Professional Treatment Before Spring Arrives

They took the time to investigate the cause, the source of the problem and elimnated it completely which included going through every cupboard, cracks hiding spots the lot. We had a cochroach problem in our apartment for 3 months and we had 4 different companies come out and NONE of them investigated they only sprayed.
